The Challenge
The existing covered patio had been built over problematic conditions, including poorly constructed decking close to grade and a concealed slab beneath portions of the patio. The repair also had to preserve the roof structure and geometry that could reasonably be salvaged rather than treating the project as a clean-sheet rebuild.
KAV Scope
KAV temporarily shored and stabilized the covered structure, removed the poorly built decking and exposed the hidden slab below, then opened the support conditions so the underlying structure could be corrected. The work continued with beam reinforcement, selective structural reconstruction, grade correction, concrete perimeter-beam work, and installation of a track-based screened enclosure system.
Approach
The sequence was driven by the existing structure. Shoring allowed the roof to remain supported while the deck and concealed conditions below were demolished. Once the underlying geometry was exposed, the support system could be reinforced and dropped to the required elevations, the perimeter and grade conditions corrected, and the concrete beam integrated before enclosure work proceeded.
Outcome
The patio progressed from stabilization and demolition through framing and support corrections, concrete perimeter work and a completed track-based screen enclosure.
